Lisbon's ultimate residential and commercial neighbourhood, Campo de Ourique, is recognised by many for having the best quality of life in central Lisbon. A family-friendly, foodie, fashion-forward ‘village in a city’ that is extremely sought after by locals and an increasing number of foreigners. Campo de Ourique is the total package. Situated in the centre of the Amoreiras, Estrela and Prazeres triangle, surrounded by prestigious areas, top schooling options, and transports links; residents often say that once a nest is made here, one will never need to move again. Maia International Properties is also proud to call Campo de Ourique our home.
Built on a former military barracks, it’s now a bustling district. Late-19th-century buildings with beautiful Art Nouveau features, and more recent 20th century builds frame the grid of streets first laid out in 1879. This is the last stop on trams 25 and 28, and yet the least touristy neighbourhood in Lisbon. Campo de Ourique has always been popular with locals but there has been a significant growth in the percentage of foreigners and expats choosing to live here in recent years. The average market price per square meter is between 6,500 – 7,000 euros, with rental yields being an average of 4.5%. Property moves very quickly. In the last ten days, for example, we have had 2 promissory contracts signed and an apartment sold. The residential market in Portugal continues to perform well, due to the constant imbalance between supply and demand, with rising interest rates increasing demand for the rental market.
Campo de Ourique properties are often sold or rented in a fleeting whisper before they even go to market. It is always best to consult with a local agency to find out what we know of upcoming developments and exclusive re-sales -be it a gem in need of polishing, a characterfully restored apartment in an Art Nouveau building, or a contemporary villa with a garden and swimming pool; we have a bit of everything. City living need not be a choice between dynamism and tranquility. It is possible to find an oasis here – privacy in the urban bustle. Hasty "hush-hush" has become the way things work in Lisbon's trendiest areas, let us help you demystify the process at our boutique agency.
Want to be our neighbour? We’d love to tell you more about what makes Campo de Ourique so unique. Casa Fernando Pessoa, the former home (turned museum) of one of Portugal’s most famous writers is a major attraction on our road, Rua Coelho da Rocha. As is the large covered market, Mercado de Campo de Ourique, which opened in 1934 to sell fresh produce and fish. In 2013 it underwent an impressive renovation to allow for more modern food stalls, dining options, and live music on the weekends.
For those who find happiness in gastronomic delights, Campo de Ourique is as tempting as can be. From traditional Portuguese: O Magano, Teimar, Manteigaria, Peixaria da Esquina, Bicho Mau, and Gleba to international and fare: Hikidashi, Fiammetta, Memória, Baguettes & Cornets, and Amelia. There is no shortage of delicious possibilities.
Why do families love the ‘village’ ? Mostly flat with wider sidewalks and easy accessibility - Campo de Ourique is for walking. There are the parks and tranquil playgrounds: Parada Square, Jardim da Estrela and Tapadadas Necessidades, and a top-selection of schools, including the International - Redbridge and LycéeFrançais Charles Lepierre as well as many appealing public, private, and alternative education options. There are many children’s bookstores, retail options, and fashion choices for parents: Baby Cool, Didatic by Edicare, Baobá, and Atelier da Tufi to name a few.
Although we refer to our neighbourhood as family-friendly, that does not mean it is not in vogue. Numerous top design stores and artists’ ateliers have opened in recent years, including Pátio dos Artistas, Banema Studio, Bahú, floral design store Saudade Flores, San Pi ceramics, and Portuguese fashion brands ISTO and Carolina Curado.
There is really no point in waiting. As FernandoPessoa once famously wrote"Ninguém pode sonhar por ti" meaning "Only you can dream your dreams", but we can help you make your dreams a reality. Maia International Properties is much like Campo de Ourique - unique, a company with heart, charm and character. We pride ourselves on understanding our clients’ needs, in order to provide a bespoke experience. Want to connect?
